Jabali Towers is a building site now. That is the risk you were worried about.
Off-plan risk is mostly execution risk. A named contractor with a local delivery record removes more of it than any brochure can.

Tatu City appointed China Road and Bridge Corporation as main contractor for Jabali Towers in June, and construction has commenced. Two towers of 25 and 36 storeys, 88,000 square metres of built area, above a 150-room hotel, Grade A offices and 35 shops and restaurants.
If you have been circling this development, that sentence is the one that should move you — not the amenity list.
What people are actually afraid of when they buy off-plan
In our experience buyers say they are worried about price. They are usually worried about something else: that the building will be late, that it will be finished to a lower standard than the render, or that it will not be finished at all. Nairobi has enough examples of each that the fear is rational.
Those are execution risks, and almost none of them are solved by anything in a brochure. They are solved by knowing who is holding the trowel and what else they have built.
Who CRBC are
China Road and Bridge Corporation is delivering Talanta Sports City, the stadium for the 2027 Africa Cup of Nations. Whatever you think of that project, it means the contractor is operating at national-infrastructure scale in this country, under this regulatory regime, with plant and crews already in place. A contractor that is already here does not have to learn Kenya on your building.
A completion date is a promise. A contractor with plant on the ground is a capability.
What still is not settled
Appointing a contractor does not fix a completion date, and you should not treat any date you are quoted as contractual unless it appears in your sale agreement with a remedy attached. Ask what happens if it slips. If the answer is vague, that is the answer.
The other live variable is price. Tower A was 75 per cent pre-sold at the contractor announcement and past 80 per cent a fortnight later, with the published entry price rising from KES 9.7 million to KES 10.2 million across the same period. The schedule you were sent before that is no longer the schedule.
Tatu City's own infrastructure is the quieter part of the case: 24-hour potable water, power uptime the developer puts at 99.7 per cent, fibre, and more than 70 kilometres of roads, all built over fifteen years before these towers broke ground. You are not waiting for the services to arrive. That is unusual, and it is most of why the address works.
