A British school opens at Tatu City in 2028. Buy for it now, or wait?
School access moves families more reliably than any other amenity. It also moves prices — usually before the school opens, not after.

Rendeavour and Wellington College Education will open Wellington College International Kenya at Tatu City in September 2028: a co-educational day and boarding school for 1,500 students aged three to eighteen, following the English National Curriculum. It is the second Wellington school in Africa, after Alaro City in Lagos.
For families weighing a move to Tatu City, this is the single most consequential thing announced about the address. It is also the one most likely to be misread.
Why schools move property markets
Most amenities are pleasant. A school is structural. It determines where a family can live for a decade or more, it is the hardest thing to change once children are settled, and it produces the least price-sensitive buyers in any market — a parent who has secured a place will pay to shorten the journey to it.
That is why school catchments reprice, and why they tend to reprice before the school opens rather than after. The announcement is the event; by the first term the premium is usually already in the asking price.
Buy the catchment before the gate opens, or buy the address after. The second is a different, more expensive transaction.
The two-year gap is the whole decision
September 2028 is far enough out to matter. If your eldest starts secondary school in 2027, this school does not solve your problem and you should not pay for it. If you have a three-year-old, you are looking at the reception intake and the timing is close to ideal.
In between, it is a bet on your own circumstances more than on the school. We would rather you made that consciously than absorbed it as general optimism about the area.
What proximity does not buy
Living nearby does not admit your child. Wellington College International Kenya will have its own admissions process and its own fees, and neither is in Balmak's gift or in Rendeavour's. If the school is the reason you are buying, speak to the school before you speak to us — find out the fee structure, the intake years and the sibling policy first.
We would rather lose a sale than sell you an address on the strength of a school place you turn out not to be able to get.
The wider point about Tatu City
The school sits within a city that has attracted USD 3.5 billion of investment and created more than 30,000 jobs in five years, on Rendeavour's figures. What that buys a resident is less abstract than it sounds: a place where the schools, the offices, the shops and the houses were planned together rather than accumulated.
